The Eastside neighborhood in Downtown Charleston is located on the eastern side of the Charleston peninsula. It’s an area that has been avoided by the middle and upper classes of Charleston for years. Once a battleground for ethnic and gang warfare in the early 20th century, a lot has changed here for the better. No longer considered an area to avoid, the neighborhood has recently experience a resurgence of building, renovation, investment and preservation.

Eastside History

The neighborhood was originally planned and named Hampstead Village in 1789. It was an early Charleston suburb designed to attract the wealthy from the lower peninsula. The hope was that folks in the lower peninsula would be interested in moving to the country! While Hampstead Village never quite lived up to those lofty expectations, in Eastside you’ll still find a number of historic homes. Most notably The Faber House an 1836 Palladian Villa which recently was renovated into an office building. Having giant Ionic columns and domed cupola, it’s a property that can’t be missed at 635 Easy Bay Street.

Eastside Corner Store

For over 150 years ago the residents of Eastside, or Hampstead Village, were an industrious working-class. Residents at that time were respected craftsmen who helped create many of Charleston’s most famous buildings. The neighborhood was home to more than 3,000 free African Americans. Most residents were either carpenters, ironsmiths, tailors of wholesalers.

Then, after the Civil War, the city of Charleston the fell on hard times and unfortunately those hard times in Eastside community continued until recently. However, as mentioned earlier, the neighborhood has attracted all types of investment. Presently Eastside is gaining momentum and the future of the community is bright.

Recent In-Fill

The Eastside neighborhood is a mixed community representing all races and a wide range of income brackets. Today you’ll find energy and excitement. As new businesses open and revitalization projects move forward, a new future is building in Eastside. 

Contributing factors for investing here are affordability and limited supply. Eastside is fast becoming an area attracting families, young professionals, craftsmen and artisans. Also driving investment has been the need for reasonably priced student housing in Charleston. Students here that need affordable housing attend both the College of Charleston, Charleston Southern University and the Medical College of South Carolina.

Newer Eastside Development

These factors and others have contributed to Eastside having a nice mix residents. Newer families moving in and those whose families have lived and worked here for generations. You could say the neighborhood is a melting pot of cultures, history and generations. All living together harmoniously in our wonderful city.
