A Unique Feature / Room To Expand

One of the more unique features of this property is that it falls under the Special R-2 Overlay Zoning rules and regulations which allows a larger footprint for a home than in the basic R-2 zoning. If you were to rebuild a home at 1421 Hindman Ave under the new rules you would have a 15 foot front yard set back which would allow for more room on the back of the lot.

R-2, Low-Density Residential District. The purposes of the R-2, Low-Density Residential District, are to provide for low-density residential neighborhoods and to encourage the formation and continuance of a stable, healthy residential environment for detached single-family dwellings. The regulations that apply within this district are designed to discourage unwarranted and blighting encroachments by prohibiting the commercial and industrial uses of the land; to disallow any other use that would substantially interfere with the development or continuation of single-family dwelling usage; and to discourage any use that would generate traffic on minor streets other than that required to serve residences on these streets.
