The Eastside neighborhood in Downtown Charleston is located on the eastern side of the Charleston peninsula. It’s an area that has been avoided by the middle and upper classes of Charleston for years. Once a battleground for ethnic and gang warfare in the early 20th century, a lot has changed here for the better. No longer considered an area to avoid, the neighborhood has recently experience a resurgence of building, renovation, investment and preservation.

Eastside History

The neighborhood was originally planned and named Hampstead Village in 1789. It was an early Charleston suburb designed to attract the wealthy from the lower peninsula. The hope was that folks in the lower peninsula would be interested in moving to the country! While Hampstead Village never quite lived up to those lofty expectations, in Eastside you’ll still find a number of historic homes. Most notably The Faber House an 1836 Palladian Villa which recently was renovated into an office building. Having giant Ionic columns and domed cupola, it’s a property that can’t be missed at 635 Easy Bay Street.

Eastside Corner Store

For over 150 years ago the residents of Eastside, or Hampstead Village, were an industrious working-class. Residents at that time were respected craftsmen who helped create many of Charleston’s most famous buildings. The neighborhood was home to more than 3,000 free African Americans. Most residents were either carpenters, ironsmiths, tailors of wholesalers.

Then, after the Civil War, the city of Charleston the fell on hard times and unfortunately those hard times in Eastside community continued until recently. However, as mentioned earlier, the neighborhood has attracted all types of investment. Presently Eastside is gaining momentum and the future of the community is bright.

Today

Recent In-Fill

The Eastside neighborhood is a mixed community representing all races and a wide range of income brackets. Today you’ll find energy and excitement. As new businesses open and revitalization projects move forward, a new future is building in Eastside. 

Contributing factors for investing here are affordability and limited supply. Eastside is fast becoming an area attracting families, young professionals, craftsmen and artisans. Also driving investment has been the need for reasonably priced student housing in Charleston. Students here that need affordable housing attend both the College of Charleston, Charleston Southern University and the Medical College of South Carolina.

Newer Eastside Development

These factors and others have contributed to Eastside having a nice mix residents. Newer families moving in and those whose families have lived and worked here for generations. You could say the neighborhood is a melting pot of cultures, history and generations. All living together harmoniously in our wonderful city.

As each Charleston neighborhood has its unique historical figures and stories, Ansonborough is no exception. Located in one of the oldest sections of Historic Charleston, Ansonborough offers a “time-capsule-like” look into the mid 1700’s. One can easily imagine what early life might have been like on the peninsula in Charles Town.

Lifestyle

Ansonborough is located on the eastern end of the Charleston peninsula. Ansonborough is bordered on the north by Cannon St., on the west by Meeting St., the south by the Market, and on the east by the Cooper River. 

Even though Ansonborough is one of the city’s historic gems, it’s an excellent choice for a variety of lifestyles. Here you’ll find many homes dating back to the 1700’s. The neighborhood is a highly desirable area with upscale homes and luxury condos. Close to the Charleston Harbor, the salt air in the wind are reminder of Charleston’s nautical past. Peaceful tree lined streets with a cool urban vibe make Ansonborough a place to be. Additionally, being located near some of the cities iconic cultural attractions make the area very attractive to residents. The nationally recognized South Carolina Aquarium, the Gaillard Center, Charleston County Library, and Charleston’s iconic City Market to name a few.

Considered Charles Town’s first suburb, it’s storied past is quite colorful. Charles Town’s Thomas Gadsden owned this 64 acre tract of land in the early 1700’s. Our research has discovered a couple conflicting and interesting stories about how it came into the hands of Capt. George Anson. The most popular story is that Capt. George Anson won the property in a card game! Anson, was a 26 year old sea captain whose fleet protected South Carolina and Georgia from pirates. Upon returning from his sea duties in 1745, Anson returned a wealthy man. At that time he proceeded to develop his property and designed the lay out of the streets and lots.

In the late 1700’s and early 1800’s the Ansonborough neighborhood flourished. Then in 1848, the great fire destroyed almost all of the existing homes. As the fire worked its way through the southern section of the neighborhood only a few homes survived. Today, only a small few of the homes built in the late 18th and early 19th century homes remain standing. Homes built after the fire in the mid 1800’s make up the bulk of the remaining homes in the neighborhood.

Ansonborough – Recent History

In the 20th century, the Ansonborough neighborhood had lost its grandeur. However in 1960, the rehabilitation of the area began, lead by the Historic Charleston Foundation. During this extensive revitalization project, the Historic Charleston Foundation acquired and restored more than 100 homes.

Subsequently, these revitilization efforts inspired the purchases and renovations of many of the remaining dilapidated homes. Thus began the process of bringing Ansonborough back to life.

Wagener Terrace in Charleston

Wagener Terrace is a quaint subdivision of homes, cottages and bungalows built in the early 1900’s. With most of these homes having been built between the 1920’s and 40’s. However, in recent years the neighborhood has been in transition. Due to it proximity to downtown many real estate investors and homeowners have been investing in the area. Renovating homes and giving new life to the neighborhood. Just like other areas of Historic Charleston, rapid changes are taking place. With that said, the community is still maintaining its unique and appealing character.

The neighborhood is a bustling community with coffee shops, corner stores, and tree lined streets. Making it a very walkable area for all ages. Centrally located on the Charleston peninsula makes it very convenient to all that Historic Charleston offers.

Wagener Terrace is bordered by the Ashley River marshes to the west, Hampton Park and The Citadel to the south and Rutledge Ave to the east. Making the neighborhood an attractive location while being one of the more affordable places to live on the peninsula.

Wagener Terrace History

Originally part of 170 acre Grove Farm land grant to Patrick Scott in the early 1700’s. The land that is now Wagener Terrace has had a busy chain of title. The property changed hands many times throughout the years with the notable owner being John Gibbs. Mr. Gibbs built a home on the property that was eventually burned during the Revolution. Then in 1786 John Abbott Hall an immigrant from England built the home that is now Lowndes Grove Plantation. In the late 1800’s Lowndes Grove was sold to Fredrick W. Wagener.

Fredrick W. Wagener was a leading German industrialist and entrepreneur. Wagener ran a successful retail grocery business in Charleston before the civil war. Then after the war, he was involved with cotton, wholesale grocery and naval stores. Later in 1917 the property was acquired by James Sottile, Jr. who developed 20 acres of the property into what would become the Wagener Terrace neighborhood.

Hampton Park Terrace in Charleston

Hampton Park Terrace is a wonderful community on the northwest side of the Charleston peninsula. The neighborhood was developed between 1911 and 1913 and by 1922 consisted of close to 200 houses. Architecturally, the character of the neighborhood reflects a wide variety of home styles, with variations on Foursquare, Colonial Revival, Craftsman, Prairie, Bungalow and Freedmen Cottages.

Hampton Park Terrace is located to the south of the iconic Hampton Park, while being in close proximity to The Citadel, and only 1.5 miles from the heart of Downtown Charleston. The neighborhood is also listed on the National Register of Historic Places.

Hampton Park

Hampton Park boasts 60 acres of majestic oak trees, flowering shrubs, and a lake. With plenty of walking/jogging trails and beautiful gardens, Hampton Park is a locals favorite. Once the site of the The South Carolina Inter-State and West Indian Exposition of 1901–1902 the park continues to host many events.

Hampton Park Terrace History

The land the neighborhood is built on was rural land until around 1900. At that time, only a few streets and a few small houses had been constructed. Most most of the land remained undeveloped for several years. Then in 1912, three of the neighborhoods large sections were platted. First, the northwest quadrant was developed by the Charleston Building & Investment Co.. Second, the southwest quadrant was developed by Hampton Park Terrace Inc.. And third, the southeast quadrant was developed by the Allan family. Then the last northeast quadrant was developed through the 1930s by the Navy Yard Building & Investment Co.

When Hampton Park Terrace was first developed, it was on the edge of all development in Charleston. Naysayers and skeptics believed the development would fail. Then when the lots finally hit the market, they unexpectedly sold at a brisk pace. The key to the success and appeal was its location near the Ashley River and Hampton Park.

Charleston Evening Post 1912

An excerpt from The Charleston Evening Post on April 19, 1912 predicted that its success would start “a move to suburban living in Charleston” away from the crowded boroughs of the lower peninsula: “No more desirable location for a home could be imagined, close to the river, away from the noise and bustle of the city, on the Rutledge Avenue trolley car line and close to the King Street trolly car line, bordering Hampton Park, beautiful now and to be doubly beautiful when plans now being worked out are completed, within sight of the Ashley River with its fresh salt breezes, and the whole area high and dry, sixteen feet above low water mark.”

As you can see, the even in those days people were drawn to the same community esthetics most people desire today when seeking a new home and lifestyle.

Today Hampton Park Terrace is home to a diverse group of residents and offers a wide variety of homes, condos, duplexes and apartments. Popular with families, students and recent graduates Hampton Park Terrace is conveniently near the Downtown Historic Charleston business, shopping and entertainment venues as well as The Citadel, The College of Charleston and the Medical College of South Carolina. Homes in Hampton Park Terrace range from moderately priced too expensive.
